Happy 4th of July

As you know, this weekend is the 4th of July weekend. Many of you will probably be taking a three day weekend and catching up on some long needed R & R. All of us here at Bradford Technologies, want to extend to you our wishes for safe and enjoyable 4th of July weekend and celebration.

If you live in one of those states or counties where fireworks are still legal, don't blow off any fingers. Been there, done that and its not any fun.

 


July 4, 2004 Holiday Schedule Reminder

Just a quick note to let you know we will be closed on July 5, 2004 (Monday) in observance of the 4th of July holiday. July 4th is a Sunday. As always, we will be monitoring support emails so if you need some assistance, send us a quick email to support@bradfordsoftware.com


More New Forms - Fannie Mae Releases Three More Test Forms

This last Monday, June 28, Fannie Mae released three more test forms. They are:

1. 2055: Exterior Only Inspection Residential Appraisal Report
2. 1073: Individual Cooperative Interest Appraisal Report
3. 1075: Exterior Only Inspection Individual Cooperative Interest Appraisal Report

These test forms will be valid for a period of one year - June 1, 2005.

Fannie Mae stated that "Our goal is to consolidate the number of our appraisal report forms in order to simplify our documentation requirements for customers and their appraisers. Accordingly, when we release the final approved report forms after the test period, we will be retiring certain existing appraisal report forms and using the form numbers currently associated with those form for different appraisal report and inspection purposes." 

Fannie Mae's aim is to have one appraisal report form to reporting an appraisal for each of the following purposes. As a result, lenders and appraisers will be able to determine which test (or final) forms should be used based upon the type of property and property inspection required. Here are the categories as they stand today:

Uniform Residential Appraisal Report (1004): for one-unit appraisals based on an interior and exterior property inspection.

Definitions, Statement of Limiting Conditions, and Appraiser Certification (1004B): for use with all one- to four-unit appraisal reports.

Exterior-Only Inspection Residential Appraisal Report (2055): for one-unit appraisals based on exterior only property inspections.

Manufactured Home Appraisal Report (1004C): for one-unit manufactured home appraisals based on an interior and exterior property inspection. .

Individual Cooperative Interest Appraisal Report (1073): for an individual cooperative unit based on an interior and exterior property inspection.

Exterior Only Inspection Individual Cooperative Interest Appraisal Report (1075): for an appraisal of an individual cooperative unit based on an exterior only property inspection.

Appraisal Update and/or Completion Report (1004D) for use with all one- to four-unit appraisal reports.

Small Residential Income Property Appraisal Report (1025): for appraisals of two- to four-unit properties based on an interior and exterior property inspection.

Two- to Four-Unit Residential Appraisal Field Review Report (2000): for appraisal field reviews for two- and four-unit appraisal reports.

When you can you start using these forms? In the next release of ClickFORMS, we will be releasing all the new test forms. This release is scheduled for mid July, possibly sooner.


Introducing "Show Me How...."

With the release of ClickFORMS, we introduced self-help documents called "Tell Me How..." We have an untold number of these now and they appear to serve their purpose. They tell you how to do certain things. But as the saying goes, "a picture is worth a thousand words" we, in our never ending quest to make ClickFORMS easier to use will be introducing "Show Me How....". We have about 50 of these planned and we would like to introduce the first four. They are:

1. Show Me How to Download and Install ClickFORMS
2. Show Me How to Use the Forms Manager
3. Show Me How to Use the Forms Library

4. Show Me How to Open a Template in ClickFORMS

Next Tradeshow: August 4-6, San Francisco - Appraisal Today Conference

If you are in the bay area, plan on attending the Appraisal Today Conference in August 4-6 in the South San Francisco. Also plan on attending the "Residential Forms - What’s New in Technology" session on Thursday morning 9am to 12noon. Jeff Bradford will be speaking on new technology in residential appraising. Look for him to cover topics on mobile appraising and web-based appraising.

Plan on also attending the ClickFORMS User Group meeting that will be held at the conference.
