New online maps nearing completion

We have heard from many of you over the last couple of weeks that there have been frequent connection interruptions to our online map service, available to all ClickCLUB Members.  Others have had issues with the service's ability to reliably locate addresses in some regions.  While there is no such thing as a perfect map service, we believe that you should be better served than this.

Consequently, we will shortly be abandoning this current map service and replacing it with a service made available through Microsoft.  We expect this service to be more reliable, more accurate, and ultimately more flexible than the current service as well.  Look for this to show up in the next couple of releases.


Fannie Mae Handbook Tidbits #2

This is a continuing series of helpful insights from the new "Handbook for Appraisers" created by Fannie Mae.  Last week we started with the basics of defining market value.  This week we continue with defining property.  Please note that these excerpts are from Fannie Mae and may not completely cover the full intention or requirements required by USPAP.

Describing a location

Describe a location of a property in the context of your specific market.  For example, we are often asked how to describe a property located within the incorporated limits of a small town or city located in a rural area.  If the market reacts to the property as an urban location, identify it as urban.  Similarly, if the market would consider the property rural, identify it as rural.  In either case, additional narrative description would be appropriate so the underwriter understands the basis of your analysis.
