A ClickFORMS Master is someone who can tell you how to copy a comparable from a ToolBox report into a ClickFORMS report, and knows what happens when you double-click on an item in the Reviewer results. How about a keyboard shortcut for showing and hiding the Forms Manager? In our training classes we have the opportunity to share some of these with you, but in less than an hour, we really only have time to scratch the surface of these many time-saving features. ClickFORMS Tip #25 - WinSketch and Garages - To add or Not to Add ?
Many of you
have called about using WinSketch
regarding
the attached Garage. It is either subtracting from the Gross Living
Area (GLA) or it is not subtracting from the Gross Living Area.
Depending on which way you normally draw garages, here's some advice
on handing garage square footages.
To
Subtract Garage from GLA: In WinSketch, when you click on
Draw>Area>Attached Garage, in the Sign and Modifies Windows,
click on the Down Arrow and select "-" (Minus) in the Bottom
Box and Click on the next Down Arrow and select Living Area so it will
subtract the garage from the GLA, and then Click on the [Modify]
Button and it will save these settings to the Attached Garage Area and
you will no longer need to change this again unless you need to Add
the Garage Area from the GLA (Living Area).
To
Add Garage to GLA: In WinSketch, when you click on
Draw>Area>Attached Garage, in the Sign and Modifies windows,
click on the Down Arrow and select "+" (Plus) so it will not
subtract the garage from the GLA, and then Click on the [Modify]
Button and it will save these settings to the Attached Garage Area and
you will no longer need to change this again unless you need to
subtract the Garage Area from the GLA (Living Area).
ClickFORMS Tip #26 - Tracking Pending Sale Comps
For those of you who can't wait for the
Comparable Database being able to accept "Pending Sales", one of our
customers has found a way to handle this. When entering the
Subject to the Database, she goes to "edit" and type in 1/1/2004 on
every Pending Sale. This acts as a reminder that all of these
sales are Pending, as no courthouses are open on New Year's Day.
