Three Year Sales History and Forms

We have had a lot of requests to change the Fannie Mae and Freddie Mac forms to reflect the 3 year sales history on the subject. In fact, ERC changed their form to reflect this change.

We called Fannie Mae to look into making this modification, and this is the answer we received:

The three year history is a USPAP requirement on the subject and as appraisers who work under USPAP guidelines, you need to comply with those guidelines. But, the three year history is not a Fannie nor Freddie requirement so their forms do not (and should not) reflect this requirement. If and when Freddie and Fannie require a three year sales history, they will change their forms.

So, the bottom line is we will not be changing any forms to reflect the USPAP three year sales history requirement.

Our new ClickFORMS User Group is doing well. As of today, there are 111 different topics created with 793 total postings by 276 new users since its inception a month ago. As a reminder, we will be shutting down Yahoo's ToolBox User Group on December 31, 2003.
