Overview of MISMO Appraisal and Property XML

This standard is data-centric and at its core is Property XML which can stand on it own. Property XML is divided into two parts: factual description of the property and the subjective or analytical description of the property. We have called these two sections Property Characteristics and Property Analysis. Around Property, we wrapped Valuation and Valuation Methods to describe how the valuation was arrived at. Next we warpped the Appraisal Report components around Valuation. Appraisal Report contains the addendums, information on the parties involved in the valuation and an embedded PDF file of the actual report. Around all this we wrapped the Property Information Response structure so these valuations could be transmitted in a standard way. On the requesting side, we have the Property Information Request structure which can be used to order property information, property inspections or property valuations. The Request and Response structures are based on the standard MISMO Request and Response structures enabling requesters to use the same structure to order credit reports or appraisal reports. The Property Information Response DTD contains the entire DTD structure (Response, Appraisal and Property DTDs) which would be similar to that used in responding to traditional appraisal request. We have also included the Appraisal XML DTD and the Property XML DTD to illustrate the core structures of these two components. In other words, Property Information Response DTD contains the Response, Appraisal and Property DTD; Appraisal DTD contains the Property DTD. The Property DTD is the core DTD strcture.

Logical Data Dictionary and Implementation
The Appraisal and Property LDD contains the Dictionary for both Appraisal and Property. Property is a subset of Appraisal. The LDD is a spreadsheet that ties the XML tag to the Logical Names, Elements, Processes, and Sources. The Sources are primarily appraisal forms, but also include County Records, Data Provider and AVM interests. In the Sources section, the individual appraisal forms are mapped to the XML tags.
For implementation purposes we have also include a file called XML Tags to Form Mapping. This is a spreadsheet containing the LDD but shows the mapping of the xml tags to the major appraisal forms. XML structures have been repeated where necessary to show the mapping. The field numbers in a form are designated by (P#C#) where P is the Page number and C is the Cell (or Field) number. PDF files for the mapped forms are included for reference so that XML Tag designated by (P#C#) in the LDD can be located on the appraisal forms.
MISMO Guidelines
Appraisal XML and Property XML have both been built around the MISMO 2.1 Implementation Guidelines and conform to the current standards and guidelines for interoperability with other industry implementations.
Relationship of Appraisal XML and Property XML
In order to accommodate various interests the Appraisal XML structure was configured to contain a factual-only property component that could describe the property. This component became Property XML. It can handle the description of Residential, Mobile Home, Income and Condo/PUD Project Properties. The chief benefit of this structure is that it will make the exchange of property information amongst appraisers and other parties interested in property information easier to accomplish.
Appraisal XML Overview
The Appraisal XML structure was designed in modular form so as to accommodate a wide variety of uses from simple encapsulation of a PDF appraisal report to the encapsulation of all the data elements in an appraisal report or even Automated Valuation Report which does not contain an traditional appraisal report. Property XML Overview
The Property XML structure was designed to divide the information into factual-only descriptive information about the property from the analysis or observed information. Some of the appraisal terms have been changed to realtor terms to facilitate its adoption by realtors and other non-appraiser parties.
